History

1979–1990

Founding and Establishment of Our Food and Housing Services

Kyoritsu Maintenance Co., Ltd. was established in 1979 in Katsushika-ku, Tokyo. The following year, in 1980, we launched our student dormitory business, which marked the origin of our company, and opened “Dormy,” our first student dormitory.
We subsequently expanded our business domains to include employee dormitories and rental apartments, and in 1987 entered the restaurant business. Through these business expansions, we accumulated operational expertise in food and housing, working to enhance service quality and establish a solid business foundation.

At a time when company dormitories were the norm, Kyoritsu Maintenance started a service that allowed residents to rent a single room with breakfast and dinner included.Believing that the vitality of residents is the source of corporate energy, the company also placed importance on large communal baths where residents could fully relax.

Business Expansion into Hotels and Senior Living, and Listing on the Stock Exchange

In 1993, we launched our Hotel Business with the opening of the resort hotel “Dormy Club Karuizawa” and the business hotel “Dormy Inn EXPRESS Soka City” (formerly “Dormy Inn Yatsuka”).
After registering our shares for over-the-counter trading with the Japan Securities Dealers Association in 1994, we launched our Senior Life Business in 1996, opening the residential elderly home “Dormy Johoku Park” and further expanding our operations. This growth led to our listing on the Second Section of the Tokyo Stock Exchange in 1999, followed by our designation to the First Section in 2001.

As companies disposed of their own welfare facilities, Kyoritsu Maintenance began offering “food,” “hot springs,” and “accommodation” starting from one-night stays, utilizing existing facilities to prevent environmental destruction.

Business Evolution and Expansion into Public Services

In 2003, we relocated our headquarters to our current location in Sotokanda, Chiyoda-ku, Tokyo. In 2004, we opened “The Beach Tower Okinawa,” our first newly built resort hotel, expanding our resort hotel business.
In 2010, we launched our PKP Business (Public Kyoritsu Partnership: commissioned operations for local governments). By applying our private-sector expertise to the public sector, we expanded our services to local communities.

The head office is relocated to the Kanda Myojin Building, 2-chome, Sotokanda, Chiyoda-ku, Tokyo.
The Beach Tower Okinawa opens for business in Chatan, Okinawa.

Global Expansion and Transition to the Prime Market

Further Strengthening Our Business Foundation and Steps Toward Future Growth

In 2021, we established Kyoritsu Foods Management Co., Ltd. to enhance the value we provide through our food services.
In 2022, following the restructuring of the Tokyo Stock Exchange’s market segments, we transitioned from the First Section to the TSE Prime Market and have continued to expand our “food, housing, and comfort” businesses both domestically and internationally.
In 2024, we strengthened our business foundation through a partnership with Cosmos Initia and re-entry into the Korean market. In 2025, we established our Chugoku/Shikoku Branch, deepening our community-focused operations and aiming for further evolution of “food, housing, and comfort” both domestically and internationally.
